Banks can be institutional and impersonal and often cannot offer the caring individualized counsel, analysis, and service that I provide my clients.
When you go to your bank to invest in a mortgage, you are entering a retail environment. Mortgage rates are the banks product and just like any other retail environment they must mark this product up in price to cover the cost of their retail operations. As an independent mortgage broker, I source my rates at wholesale and pass them on to you with very little mark up since I have exponentially less overhead.
Mortgage rates are market driven and all financial institutions bow to this force, however, among different banks there can be small daily pricing discrepancies in wholesale rates. For example, on any given day institution A may be offering 6.25%, while institution B is offering 6%. As a mortgage broker, it is my job to monitor all of the large lending facilities and take advantage of pricing discrepancies on my client’s behalf. An individual bank is limited to their institutions pricing only.
